Lakásunk a Rózsa utca végében van, ez az egyik legszebb és legjobb lokációjú utca Budakeszin. Fenn van a dombon, csodálatos a panoráma, közel az erdő és a Vadaspark! Viszont a buszmegálló öt perc séta és még jó a Budapest bérlet, minden erre jövő busz megáll itt, melyek csúcsidőben öt percenként közlekednek. Ez a második utca jobbra, Buda felől, csendes, zsákutca a fölöttünk lévő utca másik oldala már a 12. kerület.

A lakás 120 nm plusz 60 nm terasz, ebből az egyik 30 nm füvesített, zöld terasz, kiépített öntözőrendszerrel, kerti csappal.

Ősztől tavaszig csodálatos naplementében gyönyörködhetünk a teraszról és a nappaliból. A füves teraszra jakuzzi tehető és máris wellness hotelben vagyunk a saját otthonunkban.

A lakást a napfelkeltétől napnyugtáig végig kíséri a nap. Az erdő közelsége miatt viszont nyáron éjszakára kellemesen hűvös van, nincs szükség légkondicionálóra.

A társasházban három lakás van, mi vagyunk közepén, a bejáratok és a szintek teljesen elszeparáltak. A ház 2007-ben társasházzá lett nyilvánítva és a szintjei külön lakásokká, albetétesítve lettek. Amikor ide költöztünk 2019-ben, akkor szigeteltettük (12 cm) és vakoltattuk le kívülről a házat, a teraszok fa borítást és időjárásálló polikarbonát tetőt kaptak valamint a padlóburkolatot újra cseréltük. Az összes ablak (duplaüvegű, hőszigetelt) és ajtó fából van.

A szigetelésnek és tégla falnak köszönhetően kisgyerekek mellett 22-23e Ft a havi fűtésünk (Veissmann kondenzációs kazán adja a meleg vizet és fűtést).

A ház körül mintegy 200 nm saját telek/kert van, illetve van egy nagyon szépen gondozott 702 nm-es közös kert. Kellemesen és kényelmesen köztes megoldás a kertes ház és lakás között.

Mi nagyon szeretjük, mert tágas, napfényes, zöld övezetben van, isteni a levegő de mégis könnyű akár BKV-vel, akár autóval mozogni.

Budakeszin nagyon jó a bölcsőde, ovik és az iskolák is. Gyermekekkel is tágas, kényelmes otthon. Imádják a füves teraszt és a ház körüli búvóhelyeket.

DM, Coop, gondozott park, játszótér, étterem, pékség 10 perc séta.

Parkolni az utcán ingyenesen lehet, a ház előtt kialakított saját parkoló van. Teremgarázs bérlésére is van lehetőség pár perc sétára az ingatlantól.

A lakás ideális befektetésnek is hosszú távú kiadásra (expatoknak is).

Illetve ajánlom külföldről haza települő nyugdíjas családnak is a kényelme és csendessége miatt.

A rare opportunity in Budakeszi, with an unbeatable eternal panorama!

Our apartment is at the end of Rózsa Street, this is one of the most beautiful and best located streets in Budakeszi. It is up on the hill, the panorama is wonderful, the forest and the Vadaspark are close by. The bus stop is a five-minute walk and the Budapest pass is good, all buses coming here stop here, which run every five minutes during peak hours. This is the second street to the right, from Buda, a quiet, dead end, the other side of the street above us is the 12th district.

The apartment is 120 sqm plus a 60 sqm terrace (30 sqm of which is a grassy, green terrace).

From autumn to spring, we can enjoy wonderful sunsets from the terrace and the living room. You can put a jacuzzi on the grassy terrace and we are already in a wellness hotel in our own home.

The sun accompanies the apartment from sunrise to sunset. However, due to the proximity of the forest, it is pleasantly cool at night in the summer, there is no need for air conditioning.

There are three apartments in the condominium, we are in the middle, the entrances are completely separated. When we moved here in 2019, we had the house insulated (12 cm) and plastered from the outside, the terraces were covered with wood and a weatherproof polycarbonate roof, and the floor covering was replaced. All windows (double-glazed, insulated) and doors are made of wood.

Thanks to the insulation and brick walls, our monthly heating costs are 22-23 thousand HUF with small children (a Veissmann condensing boiler provides hot water and heating).

There is about 200 sqm of private land/garden around the house, and there is a very well-kept 702 sqm shared garden. A pleasant and comfortable intermediate solution between a house with a garden and an apartment.

We love it because it is spacious, sunny, in a green area, the air is divine but it is still easy to get around by public transport or car.

The nursery, kindergartens and schools in Budakeszi are also very good. It is a spacious, comfortable home for children. They love the grassy terrace and the hiding places around the house.

DM, Coop, well-kept park, playground, restaurants, bakery are within 10 minutes walk.

You can park on the street for free, there is a private parking lot in front of the house.

The apartment is also an ideal investment for long-term rental (also for expats).

I also recommend it to retired families moving home from abroad because of its comfort and quietness.

Bonus: kind, helpful, intelligent and respectful, quiet neighbors.
